How to Get Direct Bookings Without Breaking Airbnb Rules

TL;DR: You can get direct bookings without breaking Airbnb’s rules, but not by steering Airbnb guests off Airbnb. Airbnb’s off platform rules, on its Pricing and payment transparency page, are aimed at that. The safe path is to build demand from channels you own: your website, Google, direct inquiries, referrals and a guest list people joined on your own site. That is slower, and it lasts.

This is part 2 of a 4 part series for vacation rental hosts. Part 1: what each booking really costs a host.

This is advice, not legal advice. Read Airbnb’s current policy yourself before you act on any of it. Rules change.

What Airbnb’s off platform policy says

Airbnb takes a fee on every booking made on its platform. The off platform policy exists to protect that. Airbnb’s Pricing and payment transparency page says:

  • Communication before a booking must stay on Airbnb.
  • Listings and messages must not have links that take people off Airbnb.
  • Hosts must not offer discounts for booking off Airbnb.
  • Rebooking or extending a stay must not happen off Airbnb. Use the Change reservation tool instead.
  • Mandatory fees must not be collected off Airbnb.

If a host breaks these rules, the page says Airbnb may educate them, send warnings, or suspend or remove listings or accounts.

So the first rule is simple. If a guest found you on Airbnb, the conversation about that booking stays on Airbnb.

What you should not do

Treat each of these as off limits:

  • Asking a guest to book direct inside Airbnb messages.
  • Asking a guest to extend a stay or book their next stay outside Airbnb.
  • Offering a discount to move a booking off Airbnb.
  • Putting your website link in a listing or in Airbnb messages. I would not put your phone number there either.
  • Collecting payment or mandatory fees for an Airbnb booking outside Airbnb (a few disclosed exceptions exist; check the policy).
  • Taking a guest’s email or phone number from an Airbnb booking and using it for marketing. Airbnb’s page does not cover this one, but I would treat it as off limits.

Some of these feel harmless. A friendly note at checkout saying “book direct next time” feels like good service. It is exactly the kind of message the policy is about. If Airbnb reads it, the account carries the risk, not the guest.

The gray areas

Some things sit in between. I will not call them safe, because I cannot promise how Airbnb will read them.

  • A guest who finds your site later on their own. If they search for your property name, land on your site and book there, that is a direct booking. You did not move an Airbnb booking. Keep a clear line between the two.
  • Following up with a guest after a stay. If you only have their details because of an Airbnb booking, do not use them for marketing. If the guest also joined your list on your own site, that list is yours.

When you are not sure, ask what Airbnb would say if it saw the message. If the answer is “it would not like this”, do not send it.

How to get direct bookings from your own channels

Here is what works without touching Airbnb guests. Most of it is slow, and that is the point. You are building something you own.

  1. A site that guests can find by your property name. Fast on a phone, clear photos, a visible way to book. See how hotels can get more direct bookings for the basics.
  2. Google presence. Guests search for “vacation rental in” a town, and by property name. Local pages, good titles and a Google Business Profile for your management company, if it qualifies under Google’s rules, help you appear. Search takes months, not days, so start early.
  3. A booking engine tied to your calendar. The site and your property management system must agree on what is free, or you get duplicate bookings. I wrote about how that happens in room mapping and duplicate bookings.
  4. Direct inquiries. A form, a phone number and a text or WhatsApp number on your own site, answered fast. A guest who asks a question and waits a day often books somewhere else.
  5. A list people join on your own site. A sign up with a clear yes from the guest, for guests who found you outside Airbnb, or who booked direct before. Not a list copied from Airbnb.
  6. Referrals and repeat guests who booked direct. A past direct guest is yours to email. Ask for a referral. Send a note before their season.
  7. A reason to book direct. Flexible cancellation, a perk, clear terms. A guest on your own site needs a reason to pick you over a platform they trust.

Keep Airbnb for what it is good at

Airbnb brings new guests, handles trust and payments, and runs the review system. For a new property or a new town, that is worth a lot. You do not have to pick a side.

In my experience, listing the same property on your own site and on Airbnb at the same time is normal. Just make sure the calendars sync, so one night is never sold twice.

A sensible split looks like this. Airbnb is where you meet people who do not know you yet. Your own channels are where you keep the people who already do. If you are weighing the cost of each, the first article in this series covers what each booking really costs a host.

A realistic timeline

Your own site can go live in weeks. Direct demand takes longer, because Google and word of mouth take time. Plan on months before it shows up in your numbers, and do not stop Airbnb to find out. A site with no visitors saves no fees.

Frequently asked questions

Is it against Airbnb’s rules to get direct bookings? Getting bookings through your own website is not the issue. Moving a guest from an Airbnb booking to a direct one is. Keep the two apart.

Can I put my website in my Airbnb listing? No. Airbnb’s policy says listings and messages must not have links that take people off Airbnb. I would leave your phone number out too.

Can I tell Airbnb guests to book direct? Not inside Airbnb or during an Airbnb stay. Airbnb’s page bars rebooking off Airbnb and offering discounts for booking off Airbnb.

Can I have my own booking website and still list on Airbnb? Yes. In my experience it is normal to list the same property on both. Just keep the calendars in sync, so one night is never sold twice.

Can I use an Airbnb guest’s email for marketing? I would not. Use lists that guests joined on your own site, with a clear yes.

What happens if Airbnb finds a violation? Airbnb’s page says it may educate the host, send warnings, or suspend or remove listings or accounts. Check the current policy for the details.

How long until direct bookings show up? Usually months. Search and word of mouth are slow, and that is why you start while Airbnb is still bringing guests in.
